This project was an exciting opportunity to bring thoughtful, design-driven decision-making to a spec build with a clear investment goal. The Clarkson project is a newly constructed triplex designed for rental use, with the developer’s priority being to stand out in a competitive market while staying firmly within builder and budget constraints.
From the beginning, our approach was rooted in strategy. Rather than defaulting to standard, forgettable rental finishes, we leaned into our creativity when selecting materials, fixtures, and details that would elevate the overall feel of each unit. The goal was to create spaces that felt intentional and curated—homes that prospective renters would remember, connect with, and ultimately choose over others on the market.
We were intentional about where and how the budget was spent, allocating funds to high-impact areas that would provide the greatest return. Through a careful balance of finish selections, lighting, and subtle architectural details, we created clean, modern interiors that appeal to a wide range of renters while still feeling elevated and cohesive.
The result is a triplex that feels considered rather than cookie-cutter—design-forward, durable, and marketable. By marrying creativity with practicality, we helped the developer maximize rental appeal and long-term profitability, proving that even within the constraints of a spec build, good design makes a measurable difference.
